If you’re moving to Chiang Mai or Thailand for the first time, this process may seem daunting. After all , everything is new and to make it a bit more complicated, you may not speak the language. It’ll be quite difficult to communicate with Thai owners (especially if they don’t speak English)… but don’t worry!  We’re here to help to make this process easier for you. 


Before you come to Chiang Mai: 

  • Research the different areas / neighbourhoods in Chiang Mai.
  • Think about where you want to live. Would you like to live in the city, amongst the action, or would you like to live somewhere a bit quieter outside the city or in the countryside?
  • What facilities would you like to have access to? Would you like to have security, access to a pool or gym? 
  • Where will you be working? How far would you like to be from work or school? 
  • Consider if you’ll be getting a car or motorbike to get around. Chiang Mai’s public transport is not the most convenient, so having your own transport will make life much easier. Grab is another great option and you’ll be able to get around town relatively easily and cost effectively. 
  • Look at some real estate websites to get an idea of what’s available and prices in different areas. eg. www.mychiangmaihome.com
  • Think about your budget
  • Feel free to make an initial contact with us to ask us any questions you may have about living in Chiang Mai.
  • Contact us again about a couple of weeks before you come to see what’s available and make an appointment with us. Some properties that you may have had your eyes on may no longer be available while new properties may come onto the market.


When you arrive in Chiang Mai:

  • Spend some time in different areas that you may be interested in. Check out the neighbourhood, local shops and see if you like the feel of those areas. 
  • Make an appointment with us (if you haven’t done so already) and let us know what you’re looking for. We’ll take you to view suitable properties. No, you don’t have to pay us for our services. In Thailand, the owner pays commission to agents. 
  • When you come across a property that you like, take note of what’s offered and what’s not. We can often ask (within reason) for extra things from the owner to make your stay more comfortable, especially if you’re planning to stay long term eg. 12 months. 


You’ve found the place!

  • Once you’ve decided on a place, then the negotiation process begins. Let us know if you need extra things in the house / condo and we’ll see if the owner can help provide these things. 
  • It’s time to do the contract!  Don’t worry, it’s in both Thai and English so you’ll be able to understand what you’re signing. There will also be a photo inventory to avoid misunderstandings that may occur. Generally 2 months security deposit and 1 month rent in advance is required to move in. When you leave at the end of the contract this deposit will be returned to you (minus costs for damages, etc). 


Move in!

  • Usually a few days before the contract start date, and once you’ve paid everything, you’ll be able to get the key and start the moving in. 
  • Check if there are any thing that needs fixing in the house or condo and let us know. 
  • On the start date of the contract (and within 24 hours after moving in), the owner will need to go to the immigration office to  do the TM30 form - this is notify the immigration department that non-Thai citizens are staying on their property. If the owner does not do this, they risk getting fined. Also, you may not be able to renew your visa in the future without this form. We make the process easy for you by providing the owner with all the necessary documents and either they or us will go to the Immigration office to do this notification.
